Note: Website valuation tools and market reports provide general estimates only and are not a substitute for a formal appraisal, a comparative market analysis prepared for your specific transaction, or the terms of a signed listing/purchase agreement.

- Legal Compliance: When required by law, subpoena, court order, or a real estate regulatory authority (including FREC/DBPR).

We use cookies, web beacons, and analytics scripts to measure website performance and improve visitor experience. You may disable cookies in your browser settings, though this may limit certain interactive tools (e.g., listing filters, mortgage calculators).

Do Not Track: This site does not currently respond to browser "Do Not Track" signals, as no uniform industry standard exists.
7. AI-Assisted Communication
We use an AI-assisted voice and messaging system to help respond to inbound inquiries submitted through this website or received by phone or text. It is used strictly for inbound lead response and follow-up you have requested — we do not use it to place unsolicited outbound calls or texts.
- How it is used: When you contact us — by phone, text, or web form — the assistant may answer, respond, or follow up with you regarding your inquiry. If you ask us to follow up at a later date (for example, "call me back in a few months about this property"), the assistant or a member of our team may do so; this follow-up is limited to the topic and reasonable timeframe of your original request.
- Recording & transcription: Calls and texts handled by the assistant may be recorded and/or transcribed for quality assurance, lead qualification, and recordkeeping purposes. Florida is an all-party (two-party) consent state for call recording; you will be notified that a call may be recorded, and continuing the call after that notice constitutes your consent. If you do not consent to recording, please let us know and we will accommodate your request or discontinue recording.
- Data collected: Call recordings, transcripts, and the substance of your inquiry (including requested follow-up timing) are stored and associated with your contact record for use as described in Section 2.
- AI disclosure: The assistant may identify itself as an automated assistant during calls or texts. If you would prefer to speak with a human team member at any point, simply ask.
- Scope of consent: Contacting us and interacting with the assistant constitutes consent to be contacted back regarding the subject of your inquiry. This does not constitute consent to unrelated marketing communications; separate opt-in is required for those.
8. SMS Communication (A2P/TCR Compliance)
By providing your mobile number through our forms or a direct opt-in, you consent to receive transactional SMS messages from us.
9. GDPR (EEA Visitors)
If you access this site from the European Economic Area, we process personal data under these lawful bases:
